POSITION DESCRIPTION
TITLE: MAINTENANCE CUSTODIAN MANAGER

SUPERVISOR: DIRECTOR OF FACILITIES MAINTENANCE

DEPARTMENT: MAINTENANCE DEPARTMENT

APPOINTMENT: This is a regular, full time non-exempt position.

SUPERVISORY RELATIONSHIP:

The Maintenance Custodian reports to the Assistant Maintenance Supervisor and maintains a working relationship with other departments and their personnel. This position supervises projects as assigned. The Maintenance Custodian Manager works under the guidance of State and Federal regulation, and County policies and procedures.

JOB SUMMARY:

The Maintenance Custodian Manager is responsible for the overall maintenance for the Morris Sorensen building, along with maintaining the Courthouse and Morris Sorensen Building grounds.

ESSENTIAL FUNCTIONS:

Responsible for the maintenance, repair, custodial, and security management of the Morris Sorenson Building. 25%

    • Performs routine inspections and preventive maintenance of facilities and equipment.
    • Assists with planning, scheduling and implementation of construction, maintenance and cleaning.
    • Supervises lower level employees performing maintenance, repair, and cleaning duties.
    • Performs required labor in construction, maintenance, and cleaning projects.
    • Maintains records relating to inspections, maintenance, personnel records, and budget.
    • Secures doors and windows, turns off equipment and lights in the building at night and on the weekends.
    • Handles after hour emergencies and problems.
    • Monitors building to update and conform to all ADA requirements.
    • Performs all duties in conformance to appropriate safety and security standards.

Performs plumbing, electrical, carpentry, and mechanical maintenance at the Morris Sorenson building. 20%

    • Repairs doors, windows, lights, switches, office furniture, and plumbing fixtures.
    • Installs equipment and materials as needed for building facilities.
    • Prepares meeting rooms for special events at the Courthouse and Morris Sorenson Buiding.
    • Hangs sheetrock, tapes, spackles, and paints as needed.
    • Repairs ceilings and roofs.

Assists in maintaining and repairing equipment. 10%

    • Calibrates temperature gauges, input/output air flow, and water level of furnace/air condition unit.
    • Assists in routine service on heating/air conditioning system.
    • Assists in repairing County building equipment.

Responsible for performing custodial tasks for the Morris Sorenson Building. 15%

    • Collects and disposes of trash from all offices in Sorenson Building.
    • Cleans building exterior and windows, bathrooms, hallways and offices.
    • Operate buffer, wax stripper, floor scrubber, rented carpet shampooer, and vacuum cleaner.
    • Inventory supplies and submit needed list to supervisor.
    • Assemble and distribute supplies to the appropriate work areas and offices.

Responsible for coordinating and supervising projects and purchases ans assigned by the Director of Maintenance Facilities. 10%

    • Research and gather information on assigned projects and purchases of equipment and tools.
    • Prepares specifications to solicit cost estimates.
    • Presents final specifications and cost to Director for approval.

Maintains Courthouse and Sorenson building grounds. 15%

    • Operates lawnmower, edger, weed-eater, snow blower, snowplow, lwwn aerator, and hedge trimmer.
    • Cultivates trees, shrubs, grass, and herbaceous plants.
    • Removes snow from walkways at the Courthouse, and Morris Sorenson building.
    • Assists in repairing irrigation system as needed.

OTHER FUNCTIONS:

Assists supervisor in maintaining records and bookkeeping for maintenance/custodial department. 5%

    • Organize and record time sheets for each employee.
    • Maintain vacation and sick leave records for each employee.

MINIMUM QUALIFICATIONS:

    • Four years of experience and/or education relating to Maintenance, Construction, and Repair.
    • Valid WA State Driver’s License.

NECESSARY SPECIAL REQUIREMENTS:

    • None.

PREFERED QUALIFICATIONS:

    • None.

WORKING CONDITIONS:

The working environment will include both indoor and outdoor work, and the inidvidual will be required to operate power tools, work with chemicals, and move or lift 25-100 pounds on a daily basis. Regular attendance is required for this position.
