BUILDING MAINTENANCE
BUILDING MAINTENANCE TECHNICIAN
REPORTS TO: WAREHOUSE FOREMAN
MISSION:
To maintain and repair all city owned buildings and equipment related to facilities and grounds.
SUMMARY:
Perform semi-skilled and technical repair and maintenance of a broad range of facilities and equipment.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
All of the following are to be performed while adhering to City of Ellensburg operational policies, safety rules, and procedures.
Repair Safety Items in all Buildings:

Repair broken handrails
Repair holes in floors or concrete
Repair stairs, window and lights

Fix chlorine leaks
-
Remove, repair, rebuild or replace electrical motors and pumps
Rebuild valves and handles
Rebuild pump mounts and pipe lines
Cut, fit and glue PVC pipe and fittings
Repair showers, urinals, toilets and faucets
Change filters, bulbs and ballast
Build desks, counter tops and computer drawers
Remove, replace and rebuild spas and spa pumps
Repair air compressors
Maintain heat and air condition units
Repair exterior brickwork and siding
Maintenance of Library and Hal Holmes Center:

Maintain, remove, repair or replace parts and fittings on heating and air
conditioning
Repair or replace wallboard, floor and trim
Rebuild or replace bookshelves and book carts
Remove and install corkboards
Maintain carpet and tile floors
Replace damaged floor covering (linoleum)
Replace broken sprinklers and pipe
Build or remodel furniture and computer desks
Replace lights and ballasts
Maintain boiler and related equipment

Maintain boiler, heat and air condition units
Change filters, lights and ballasts
Repair doors and furniture
Repair plumbing in all bathrooms
Remove, repair and replace electrical motors and pumps

Repair file cabinets
Solder and weld pipes
Repair coat racks
Hang screens

Repair roof leaks on warehouse, shop and all outside buildings
Replace electrical circuit breakers and wires in plugs
Install new copper lines in bathroom
Repair garage and building doors
Repair lights and ballasts
Build shelves
Remodel woodshop
Rebuild and upkeep power tools
Replace belts on roof vents
Repair furniture

Repair kiln
Remove, repair and replace lights and ballast
Hang sound barriers from ceilings
Repair interior and exterior doors
Repair roof
Replace circuit breakers
Redo plaster and cement walls
Repair plumbing in bathrooms and kitchen
Repair tables
Hang coat racks
Repair gutters

Repair or replace fences and kennel doors
Repair exterior and interior walls and doors
Repair or replace plumbing
Repair front entry gates
Repair lights and electrical units

Repair electrical wiring and outlets
Repair and maintain heating and air condition units
Rebuild desks and counters
Build computer drawers
Repair sump pump
Install copper drains
Build and hang coat hangers
Repair stairs
Replace lights and ballasts
Hang pictures
Build bookshelves
Run wire for computers

Knowledge of street department operations-flagging, plowing operating road
grader, dump truck, salt truck and loader
Knowledge of sewer department operations-all work related to plant maintenance person
Be available to fill in for shop mechanics
Be available to repair parks bathrooms and buildings
Other duties may be assigned.

SUPERVISORY RESPONSIBILITIES:
May supervise full and part time employees assigned on a temporary basis. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities may include assisting in interviewing, training employees; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems.
QUALIFICATION REQUIREMENTS:

EDUCATION and/or EXPERIENCE:
One year certificate from an appropriate technical school; and three to four years related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, blue prints, wiring diagrams and procedure manuals. Ability to write routine reports and correspondence. Ability to communicate effectively with customers or employees of organization.
MATHEMATICAL SKILLS:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

While performing the duties of this job, the employee frequently works near moving mechanical parts and in outside weather conditions and is regularly exposed to wet and/or humid conditions and risk of electrical shock. The employee frequently works in high, precarious places and is frequently exposed to toxic or caustic chemicals and vibration. The employee is occasionally exposed to fumes or airborne particles and extreme heat.
The noise level in the work environment is usually moderate.

While performing the duties of this job, the employee will provide information, collect information, coordinate projects, and solve problems with heating, roofing, plumbing, and air conditioning contractors and suppliers. The employee will conduct these activities by telephone.
